So leave the dinosaurs in storage and make that backyard the upscale, up-to-date, uptown gathering place it should be. It may mean a big raise in neighborhood social status and, if that doesn’t convince, a jolt in your home’s resale value. Easy to set up pavillions are available from high-end designers like Schultz, through his company. No pavillion? Let hedges, water features, or flowering vines climbing lattice define your space, and your furniture will do the rest. Then, when your indoor summer gathering gets too heated up, just tell your guests to take it outside.

Another key central home area for entertaining is the kitchen. Seeking to modernize and personalize their kitchens, homeowners are adding new flooring, solid surface countertops, cabinetry, appliances and center islands.

It doesn’t make any difference how large or small your kitchen is, people who come into your house will hang there. It’s so important that the kitchen be a warm, inviting place. With the change in the economy over the last few years and the appreciation of home values in the market, people are either trading up or remodeling their homes. People are upgrading their homes by about 25% more. When you look at the values of the homes, you can understand why they’re choosing to maximize their values.

Tip: When you’re redoing a home and putting money into flooring and furniture, use a neutral palate because if you get bored you can add splashes of color in other ways. Neutrals include greens and beiges and not only the walls but the main piece of furniture should also be neutral but very textured, and then you can easily change the look with new accents and accessories.

The trend in tile flooring is large tiles. People are under the impression that small tiles should be used in a small room; but less grout lines are easier to keep clean and the look is more spacious. Tip: The rule of thumb is a minimum of three tiles across an area should determine the size, and putting tiles on the diagonal visually expands the space.

Other tips include using paint colors ranging from deeper to lighter in the same spectrum such as cool colors (water colors or blues and greens) or warm colors (earth colors like reds, greens, tan and khakis) and de-cluttering before you show your home.

Tip: If you have collections, put them in one spot like a table, shelf or mantel, and use different frames for photos.

    Thanks for spreading the knowledge! My own tip: I’m creating a different look with large mirrors that can’t be removed by edging the mirrors with decorative wood molding to match the cabinetry, hanging decorative mirrors over the larger mirror via a chain or cording and even installing new lighting directly onto the mirror. In my own home, I put faux painted five inch molding around the edge of a wall-to-wall mirror. The molding doesn’t have to match the cabinetry and can be secured with Liquid Nails. The secret is that the back of the molding must be painted flat black.

    Fantastic tips! Bravo and thank you. In creating additional space I suggest that homeowners should utilize closets or find space between studs for toiletries and cabinets. If homeowners are remodeling, many will reconfigure the water closet and add closet space or create a separate water closet area. This can be done with a decorative screen, and I’ve even used a ceiling track and hung decorative chains — it’s an illusion.

    Heh. These are good tips. But I have a better tip for maximizing value before the selling. Put some golden toilet bowls in your closet and home’s value will considerably increase. :-)

    Thank’s for good tips. All of them are useful and interesting in their way. But in my opinion, the measures of the kitchen play an important role, especially for large family. As for me, it must be spacious, but contain all necessary equipment, be modern and hospitable. In some way - it is a visit card of your home, espesial for houseowners
    My tip: large window in the kitchen visually make the one roomy and bigger. Yellow,green,light-blue colors change your kitchen,make it warmer and lighter. In my kitchen walls are yellow and it has one large window without curtains.

    2 Lady in red: I agree with you that a large window in the kitchen makes it visually bigger.. but curtains form the most important part of your home décor and give your house a furnished look. They dress up your windows and, most important of all, they protect your house from sunlight and looks from unwanted people into your family peace. This is how I see it.

    I found the last tip a bit strange. If people want to buy house, they won’t be interested in your private collection. First of all, they will be interested in the condition of the building and then pay attention to the detalis of the interior. And whatever - if it is a marvelous collection of butterflies or beautiful golden goblets, but the соndition of the house leaves much to be desired - none collection will save the reputation of your habitation. If I were buying a house, first of all I would have noticed all advantages and disadvantages - it may be strong building outside and light, calm and comfortable inside. Rooms must be light and big modern-furnished kitchen/Other details do not matter.

    Well, to my mind, ur tips’r quite useful, but really - I think when one buys a house the main thing he’s interested in is the potential for re-building. I don’t think anyone would like to live in _your_ house - and it doesn’t really matter how beautiful it is, whether it’s comfy or not. Of couse the ones buying the house would be interested in heating and so on, but not on the colour of the walls, really… Whatever - these’re the things I’d be interested in..

    If you’re expecting an agent to stop by with a potential buyer, there are several last-minute touches you need to do before leaving the house. Empty the wastebaskets, put the toilet lids down, hide your laundry and grooming items, and place baskets of new, color coordinated hand towels in the bathroom. Always leave some lights on.
    And have soft jazz or easy listening music playing. It will put people in a buying mood.

    As I see it the house should be more colourful. More flowers, bright curtains and some cosy bits’n'pieces all ’round. The buyer should feel at home, so that he’d like to stay there 4ever. Actually, kitchen and bathroom are the most inportant rooms, as they show what kind of person the seller really is, and that affects the buyind potential greatly.
